- The Fastest Moms And Dad Relay Of All. She was having fun with her stubborn belly switch. What I experienced then can just be called an adult epiphany. And also the inexpressible rush of love, responsibility, as well as sheer joy struck me square in the face with as much pressure as it had the day she was born. We loaded it on my rollercoaster wagon and also carried the freight down back alleys to the side of town where Jimson Creek moved lazily. After Uncle Slap had closed his smithy for the day, Charley tore off a couple of boards and wrestled the half-full drum of carbide outside. Gradually initially, after that with gathering momentum, the barrel lumbered into the water. Charley jabbed an opening into the carbide container with a hatchet then pushed the overturned can with his foot. A loud hiss and also swirling bubbles told us the carbide was transforming to gas. Child safety locks are designed to prevent the entry of outside forces such as an unauthorized intruder by having a one-way release. Upon opening the lock, the door will no longer be openable and will lock the security system on the outside of the door.
A child lock means that a child’s child has learned that the child is not to come close to, touch, leave home or place of worship for the duration of the day. This can be used for example in an attempt to restrict someone from receiving a religious education for religious reasons.
A child lock does not mean that someone’s child has reached an age where the child is responsible for its own actions (such as if it is 10 years of age or older), and children younger than ten can still be held accountable for their actions.
What are the best child proof cabinet locks?

The White House is the official residence and office of the President of the United States. It is located at 1600 Pennsylvania Avenue NW in Washington. The Aquia Creek sandstone building, painted white, built between 1792 and 1800, is inspired by the Georgian style. It has been the place of residence, work and reception of all American presidents since John Adams, second president of the United States, who entered it in 1800.
The term “White House” is often used to refer, by metonymy, to the administration of the president. It is the symbol of executive power and American political power. Its current resident is Donald Trump, 45th President of the United States.
From its inauguration in 1800 to the year 1942, the house underwent many modifications: reconstructions following fires (1814 and 1929 ), functional rearrangements by successive presidents or extensions, notably with construction from the west wing in 1901 and from the east wing in 1942. From this date, except for the modernization of the facilities and the construction of some safety or leisure facilities (swimming pool, golf course and gardens in particular), the appearance of the White House hardly changes any more. Its footprint grows over time with the addition, to the south, of gardens located in a formerly public space. Today the White House complex includes the Presidential Residence (Executive Residence, the historic central building in which the Presidential family resides and where a number of official receptions and a few meetings are held), the West Wing (where find the offices of the presidential administration, including the Oval Office, the Cabinet Room and the Roosevelt Room) and the East Wing (where the First Lady’s office and the White House social secretariat are located), as well as the Old Executive Office Building, a large building located just across the West Wing that houses presidential administration offices and the office of the Vice President of the United States. The complex also includes a garden to the north overlooking Pennsylvania Avenue and a park to the south, including the south lawn, on which the presidential helicopter Marine One lands.
The White House and its gardens are part of a larger complex, the President’s Park which also includes Lafayette Square to the north, on the other side of Pennsylvania Avenue, and the Ellipse to the south (the two open to the public) and managed by the National Park Service.

After his inauguration in April 1789, President George Washington occupied two mansions in New York: the Samuel Osgood mansion at 3 Cherry Street (from April 1789 to February 1790) and the Alexander Macomb mansion at 39-41 Broadway (from February to August 1790). A federal law dating from July 1790, the Residence Act, designates the city of Philadelphia as provisional capital for a period of ten years. This delay corresponds to the time necessary for the construction of the new federal capital: Washington. The city of Philadelphia then rents Robert Morris’ mansion at 190 High Street (now 524-30 Market Street) to become the official residence of President Washington. At the same time, the state of Pennsylvania built a presidential palace a few blocks away in the hope that Philadelphia would eventually be designated as the permanent federal capital. George Washington occupied the Hotel on Market Street from November 1790 to March 1797, making changes that influenced the style of the future White House. President Adams also decides to occupy this hotel after refusing to settle in the presidential palace (ultimately bought by the University of Pennsylvania).
The new capital of the young Republic is located on land ceded by the States of Virginia and Maryland. The latter transferred ownership of the land to the federal government following the compromise reached with President George Washington. Congress instructed the Commissioners of the District of Columbia to build the new city under the direction of the President. The architect of the White House was chosen in a competition which opposed nine proposals, one of which was submitted anonymously by Thomas Jefferson . President Washington went there to make his decision, with the town planner Pierre Charles L’Enfant . According to the registers, the review of the different projects and the selection of the finalist were very brief. The choice fell on the project of James Hoban, an Irishman from Charleston . The majority of other architectural projects were clumsy and naive. Washington was not entirely satisfied with the original work of Hoban, because he found the building to be too small, lacked ornaments and would not be worthy of a head of state. On his recommendations, the house was enlarged by almost 30% and a large reception hall, the current East Room, was added. The construction of the latter is probably inspired by the large reception hall at Mount Vernon.
The building is of classical inspiration, the sources of which could be sought directly or indirectly from the Roman architect Vitruve or even Andrea Palladio, Italian Renaissance architect who had a considerable influence on all Western architecture. The building designed by Hoban is largely inspired by the first two floors of Leinster House , a ducal palace located in Dublin and which is now the seat of the Lower House of the Irish Parliament . Many other Irish country houses from the Georgian period have been designated as probable sources of inspiration for the arc-shaped south facade, or even for interior details such as the old niches of the Blue Room. Although there are no documents proving these influences, they are officially cited in the White House guide and in publications of the Historical White House Association.
The first official White House guide, published in 1962, suggests a link between Hoban’s plan for the southern portico, and the Château de Rastignac, a neoclassical residence located in La Bachellerie, in the Dordogne. This building was built between 1812 and 1817, on the basis of the previous plans of the Maison Carrée d’Arlac, in the suburbs of Bordeaux (1785-1789) . The link between the two buildings has been disputed by the fact that Hoban never visited France. However, it turned out that Thomas Jefferson visited the Special School of Architecture in Bordeaux in 1789 where he saw the sketches of Mathurin Salat, the architect of the château de Rastignac . Upon his return to the United States, he shared his discovery with Washington, Hoban, Monroe and Benjamin Henry Latrobe .
We must also think of the Hôtel de Salm, built from 1782 to 1787 in Paris by the architect Pierre Rousseau, which is the current Palace of the Legion of Honor, and which Thomas Jefferson had known when he was ambassador to Paris.
Construction began with the laying of the foundation stone on, although there were no official ceremonies , . The newspaper kept by the Commissioner of Construction for the District of Columbia reports that the foundations were laid by slaves and The White House Historical Association notes that the proximity of the two slave states of Virginia and Maryland “influenced the choice of workers “in this then sparsely populated region and those in charge of construction” turned to African-Americans, slaves or free, to make up the main work force that built the White House, the Capitol, and others government buildings ”, . Much of the work on the house was carried out by European immigrants who, for the most part, did not yet have American nationality . The sandstone walls were erected by Scottish immigrants, as was the rose in high relief and the garlands that overlook the north entrance . As for the bricks and plasterwork, they were made by Irish and Italian immigrants.
The initial construction was spread over eight years at a cost of 232,371.83 US dollars (which would correspond to approximately 2.4 million dollars, in 2005 value). The White House welcomed its first tenant, President John Adams as early as , when construction was not yet completed , . Once the work was finished, the porous sandstone was coated with a mixture of lime, glue, casein and lead, to finally give the building its color and its name .
Originally, the house was called “presidential palace” or “presidential manor” . President Madison’s wife, Dolley Madison, called it “President’s Castle”. The first appearance of the term “White House” appeared in 1811 . During the War of 1812, the building was partially destroyed by fire, and a myth sees the origin of the name “White House” in the white paint used for reconstruction. The name “Executive Manor” was often used in official contexts until President Theodore Roosevelt established the formal name in 1901 by including “White House-Washington” on the header of his writing paper , . President Franklin Roosevelt later changed it to “The White House” with the inscription “Washington” centered below. This convention continues today.
Although it was only built several years after the presidency of George Washington, some, and in the first place the county of New Kent in Virginia, suggest that the name comes from that of the house where Washington’s wife Martha lived Custis Washington: White House Plantation located in the county. Indeed, it was, it seems, a place dear to the spouses.
Evolution of the building change code]
From the inauguration in 1800 to the fire of 1814 [edit | change code]
The White House after the fire of August 24, 1814.
John Adams was the first president to reside in the building, from . Two days after moving in, he wrote a letter to his wife Abigail, in which there is a prayer for the building:
“I pray to Heaven to grant its best blessing to this House and to all those who will live in it in the future. May he only honest and wise men reign under this roof . ”
Franklin Delano Roosevelt had Adams’ blessing placed on the curtains of the State Dining Room. Adams lived there only very briefly before Thomas Jefferson, who became very interested in improvements to the White House, moved in. With the help of Benjamin Henry Latrobe, he drew up the plans for the East and West colonnades: small wings that keep domestic activities out of sight. Nowadays, Jefferson’s vestibules connect the residence to the East and West wings.
In August 1814, during the Anglo-American War of 1812, a very large part of the city was burnt down by British troops in retaliation for the fire of the Parliament of Upper Canada, during the Battle of York (now Toronto). ) . The White House was badly damaged and only the exterior walls remained standing. Legend has it that after an interior reconstruction, the walls of the facades were painted white to hide the damage caused by the smoke giving it suddenly the name “White House”. However, it is claimed that this was not the case since the masonry was so weakened by the fire that these walls had to be torn down.
Among the rubble of the White House, only two objects were able to be saved: a painting of George Washington saved by the future first lady, Dolley Madison , and a jewelry box returned to President Roosevelt, in 1939, by a Canadian who admitted that his father had stolen it in Washington . Most of the debris was irretrievably lost during the sinking of the British fleet led by HMS Fantome. The ships that connected Prospect to Halifax were indeed caught in the middle of a storm on the night of , .
After the fire, Latrobe and Hoban devised a new plan and followed the progress of the reconstruction work. The south portico was built in 1824 and the north portico in 1830, and, although similar porticoes were proposed by Latrobe during reconstruction after the fire of 1814, those which were built were designed by Hoban [14 ], . Contrary to popular belief, the north portico was not copied from another building in Dublin, the Viceregal Lodge (now the residence of the President of Ireland), whose portico is after the design of the House porticoes -Blanche. We can note a variation of the ionic order on the columns of the north portico, by the incorporation of roses between the scrolls. This was done to connect the new portico to the entrance, above which are engraved roses. The southern portico was built in 1829. The similarity between this portico and an elliptical portico with the curved staircases of the Château de Rastignac is frequently pointed out as a probable source . The decorations for the two porticoes were made by Italian artisans who came to Washington to help build the United States Capitol.
The construction of the West wing [edit | change code]
The White House was the target of attack on August 16, 1841 when the then president, John Tyler, vetoed a bill concerning the establishment of the second bank in the United States. The angry rally of Liberal Party members outside the White House turned into a riot. This is to date the most violent show of force ever before the White House in the history of the United States.
At the time of the American Civil War, the White House began to run out of space. There were also disputes about its location, just north of a canal and a swampy area, conducive to the development of malaria and other diseases . Brigadier General Nathaniel Michler was charged with finding solutions to these questions. He proposed to abandon the White House as a residence, so that it would only be used for administration. He then recommended that the presidential family settle on a new estate, in Meridian Hill Park, in Washington . This plan was rejected by Congress.
When Chester Alan Arthur took office in 1881, he ordered that a renovation of the White House be carried out as soon as the widow of the previous president, Lucretia Garfield, moved. Arthur inspects the work almost every night and makes several suggestions. Louis Comfort Tiffany is asked to send designers to help him. Over twenty cars of furniture and household goods are removed from the building and sold at public auction. Only the portraits of John Adams and Martin Van Buren are saved. A proposal even emerges to build a new residence south of the White House, but it fails for lack of support. In the fall of 1882, the work carried out on the main corridor included the tinting of the pale olive-colored walls with squares of gold leaf and the decoration of the ceiling in gold and silver with colored tracings which represent the letters “USA”. The Red Room is painted in dark Pomeranian red and its ceiling is decorated with gold, silver and copper stars, as well as red, white and blue stripes. A fifteen-meter mirror, adorned with Tiffany stones, supported by faux marble columns, replaces the glass doors that separate the main corridor from the northern vestibule
In 1891, the wife of President Benjamin Harrison, Caroline, proposed to build extensions to the White House: a national wing in the east for a historic art gallery and a wing for official functions in the west. ]. The design was entrusted to Colonel Theodore A. Bingham, who scrupulously followed the recommendations of Mrs. Harrison . In 1901, Theodore Roosevelt moved into the House with his large family, revealing a crying lack of space. McKim, Mead and White was hired to renovate and build the extensions, including the West Wing. During the works, which lasted nearly four months in 1902 , the presidential family had taken up residence at 22 Jackson Place . As early as 1909, President Taft required more space. The architect Nathan Wyeth was responsible for enlarging the West wing, with the addition of the oval office in 1910 , . Under Coolidge’s tenure, a fourth floor is raised. In 1942, during the Second World War and under the Roosevelt administration, the East wing and a bunker (Presidential Emergency Operations Center) were built.
The reconstruction of Truman [edit | change code]
The works lasted from 1949 to 1952. After dismantling and storing the interior of each office, the structure was reconstructed using concrete and metal beams in place of the original wooden structure.
After decades of poor maintenance and the construction of a fourth floor under the Coolidge administration, the brick and sandstone structure was in poor condition, threatening to collapse. , In August 1948, a section of the floor even collapsed, leading to the closure of Truman’s own bedroom and bathroom, due to their dangerousness. A reconstruction requiring the complete dismantling of the interior spaces, the construction of a new steel frame and the reconstruction of the original rooms in the new structure was essential . The work will be led by contractor John McShain from 1949 to 1951, obliging in 1948, President Truman to temporarily abandon the White House to settle across the street, at Blair House . Only the new West Wing remained operational during the works, forcing Truman to cross Pennsylvania Avenue every morning and afternoon to reach the Oval Office.
We took advantage of this restructuring to make some modifications to the initial plan (especially on the ground floor), the most important being the reconfiguration of the main staircase (Grand Staircase), the landing of which now leads to the entrance hall ( Entrance Hall), instead of the central hall (Cross Hall) . Air conditioning was also added, while two additional basements were dug to provide space for work rooms, a storage room and an air raid shelter.
Although the White House was saved by this reconstruction, almost all of the elements of historical value were nevertheless sacrificed. Thus, the majority of the original plasters, some of which dated from works of 1814-1816, were too damaged to be able to be reinstalled (just like the robust original paneling in Beaux-Arts style, in the East Room). While the original wooden frame of the house was used for the paneling of the Vermeil room, the library, the Porcelain room and the Card room .
The Truman family repossessed the White House from .
The Kennedy restoration [edit | change code]
Jacqueline Kennedy, wife of President John Fitzgerald Kennedy (1961-1963), led the most significant redecorations of the interior of the White House. She had the interior of many rooms transformed in order to restore their 19th century appearance, often using high-quality furniture stored and forgotten in the basements. Henry Francis du Pont, of the Winterthur Museum, chaired the White House Fine Arts Committee. Research was conducted for the use and decoration of the first main rooms of the house. Each room was decorated in a style corresponding to different periods of the beginnings of the Republic: the federal style for the Green Room, the French Empire style for the Blue Room, the American Empire style for the Red Room, the Louis XVI style for the Yellow Oval Room and Victorian style for the Treaty Room . Antique furniture, as well as fabrics and decorative items were acquired, based on historical documents from each period. Much of the antiques, paintings, and other improvements from the Kennedy period come from wealthy donors, including the Crowninshield family, Jane Engelhard, Jayne Wrightsman, and the Oppenheimer family.
The White House Office of the Curator is created.
The Kennedy restoration resulted in (re) birth of a majestic White House which recalled the interest of Presidents Madison and Monroe for France. Almost all of the French inspiration comes from the interior decorator, Stéphane Boudin of the Maison Jansen in Paris . This interior design firm also designed the interiors for Elsie de Wolfe, Lady Olive Baillie, the royal families of Belgium and Iran, the German Reichsbank during the period of National Socialism and Leeds Castle in Kent . The first White House guide was produced under the direction of curator Lorraine Waxman Pearce, under the supervision of Jacqueline Kennedy . The sale of these guides helps finance the restorations.
Creation of the White House Preservation Committee [edit | change code]
The Kennedy Fine Arts Committee became by executive order of Lyndon B. Johnson, after approval by Congress, the Committee for the Preservation of the White House. Its mission is to maintain the historic integrity of the White House. The committee works in collaboration with the president’s family, represented by the first lady, the curator and the chief bailiff of the White House. Since the committee was created, each of the presidential families has made changes within the family apartments. However, changes to the state halls must be approved in advance by the committee.
Under the Nixon administration, Pat Nixon completely refurbished the Green Room, the Blue Room and the Red Room, in collaboration with Clement Conger . With more than 600 newly introduced objects, this is the largest acquisition made under administration . Her husband chose to create a modern press room on the site of the former swimming pool of Franklin Delano Roosevelt . Nixon also added a bowling alley in the basement of the White House. Under the Carter administration, computers and the first laser printer were installed in the White House. Computer use increased more and more under the Reagan administration . Reagan also removed an innovation from the Carter era: a set of solar panels mounted on the roof and supplying a water heater , . New transformations were undertaken in the 1980s by Nancy Reagan, the wife of President Ronald Reagan . The White House obtained museum status in 1988 . In the 1990s, Hillary Clinton had certain pieces redone by an Arkansas decorator, Kaki Hockersmith . The Clinton administration thus saw a renovation of the East Room, the Blue Room, the State Dining Room and the Lincoln Sitting Room. A new restoration of the Lincoln Bedroom, the Green Room and the East Room under the administration of President George W. Bush .
The White House is one of the few government buildings in Washington that is wheelchair accessible. Adjustments were made during the presidency of Franklin Delano Roosevelt, who had to move in a wheelchair, following a polio. Moreover, in the 1990s, on the initiative of the director of the Visitors’ Office, an access ramp was added to the corridor of the East wing. It facilitates access for people with reduced mobility for visits and special events, via the secure entrance on the east side. The president leaves the residence only in convoys of cars or by helicopter. President Dwight David Eisenhower was the first president to travel by helicopter from the White House.

Old Executive Office Building Plan of the White House area with the White House in yellow and the President’s Park in green.
Today, the small group of presidential buildings is known as the White House Complex. It includes the central building called the Executive Residence, framed by the East Wing (East Wing) and the West Wing (West Wing). The Old Executive Office Building, a large building that houses the Executive Office of the President of the United States and the Office of the Vice President and located in the immediate vicinity of the West Wing, is sometimes included under this term.
Day-to-day operation of the White House is coordinated by the White House Chief Usher.
Despite an area of more than 5,100 m2 , , it is nevertheless difficult to realize the size of the White House, because a large part is underground or hidden by the landscape. In fact, it includes :
132 rooms  on 4 levels in the Executive Residence; 2 levels in the East wing; 2 levels in the West wing;
over 35 bathrooms;
dozens of offices, including that of the president (the famous oval office);
a tennis court / basketball court;
a bowling alley;
a movie theater ;
a jogging track;
a golf green;
swimming pool ;
About 1,800 people in sixteen departments work at the White House . Five chefs work full time in the residence’s kitchens.
The executive residence [edit | change code]
The original and historic White House building is located in the center of the complex. The two colonnades (East and West), designed by Thomas Jefferson, are used to connect the main building to the two side wings. The power of the air conditioner
When we talk about power for an air conditioner, we are talking about the cooling power and the electric power of it. The cooling capacity is expressed in BTU or British Thermal Unit. On this power depends the capacity of an air conditioner to be able to cool or not a given room. The power required therefore depends on the area of the surface to be conditioned.
Thus, for a room of 15 m2, a cooling power of 7000 BTU is necessary, for a surface of 25 m2, a power of 9000 BTU is required and finally, for a room of 35 m2, a power of 12000 BTU is useful. To make your calculation, count 100 to 130 W per m2. One of the tips we can also give you if you want to know how to buy a better value for money portable air conditioner without exhaust is to oversize your air conditioner for rooms with bay windows and French doors.
In terms of electrical power, know that this kind of device is energy-consuming. Prefer models of energy class A or A +++.
The size of the air conditioner
One of the characteristics to take into account when choosing your air conditioner is the size of it. In places to buy a new portable air conditioner without exhaust, you can find different models of different sizes. The model you need to rely on should be able to cool the room where you want to use it. Note however that a large size for an air conditioner does not mean a large cooling capacity.
In fact, the size of your air conditioner should mainly be dictated by the space you plan to allocate to this device in your home. So, the best before you embark on any purchase is to determine the location of your air conditioner, to determine the size and then to go to a price comparison site to learn about the different possibilities.
The design of an air conditioner
The design of an air conditioner is also a criterion that should not be overlooked if you want to make a good investment in air conditioner. On this point, the best is to invest in a model that does not contrast too much with the decor of the interior of your home. Indeed, in addition to being a purely functional device, this type of device is also a decorative element in its own right.
Choose a model whose color and shape enhance the decoration and ambiance of your room. In addition, the current models are controlled and configured using buttons easily accessible on the air conditioner. In addition, most of these models can be controlled by a remote control. Finally, for optimal comfort of use, favor the models with low sound. Air conditioners still emit noise, but you can count on models with a noise level of 50 dB.
Above all, what you should know is that a portable air conditioner without exhaust is not really an air conditioner, it is rather an air freshener. And as the name suggests, there is no hot air exhaust pipe to install, and the device is mobile. Before seeing how to use such a device, it would probably be better to understand how it works. Here is some interesting information on this subject.
Consult the user manual before mounting
In general, manufacturers send the product in spare parts, in order to limit costs. You may then have to mount your device. However, do not worry, because the product will of course be delivered with a user manual in which you will find all the necessary information regarding the mounting of the device. Often, manufacturers do everything to make this operation accessible to everyone, even people who do not have a lot of DIY skills.
Find a suitable location
The portable air conditioner without exhaust is equipment that fits into one unit. You will therefore not have several units to install inside and outside the house, only one to place in the room to be “air conditioned”. It’s up to you to choose the part in question. As for its location, it will mainly depend on the space available. Since the device does not require any connection to the outside, you can therefore place it everywhere, but not too far from an AC outlet anyway. Once done, just plug the plug, and make the necessary adjustments according to your needs.
Don’t forget to fill your device’s tank with water
Thanks to a water tank, the unit will then cool the air, before returning it to the room. This tank will empty as its water evaporates. So, when you use such a device, remember to fill the tank as the water level drops, otherwise the performance of your portable air conditioner without evacuation would be greatly impaired. Note that some users also put a few blocks of ice in the tank, to improve the performance of the device.
Regarding the maintenance of such a product, the first thing to emphasize is the need to unplug the device before handling, to avoid any risk. For a portable air conditioner, it is recommended to regularly clean the filter, about twice a month. To do this, for example, use a dry cloth. However, you should know that, despite regular cleaning of this element, it is also recommended to replace it at least once every year. The times for replacing the various parts should be given in the user manual.
If we can also give you a little practical advice, consider carrying out the cleaning and / or maintenance of your appliance early in the morning, when the temperatures are still acceptable. It will also be an opportunity for you to leave the windows wide open, to ventilate the house as well as possible and renew the ambient air. You will not need the portable air conditioner at this time.
The most popular brands
As summer approaches, the temperature on the thermometer begins to rise and reaches a point where it becomes quite difficult to live in the house. It then becomes essential to obtain a cooling device. Since traditional air conditioners are a little expensive, the choice of a portable air conditioner without exhaust is a little more possible.

The features on the brand’s products are also different. So some models may have an LED screen, others have a remote control, etc. Among the other devices made by Klarstein, we can also find professional air conditioners, ice makers, refrigerators or wine cellars. The Italian brand DeLonghi is mainly known for its expertise in household appliances which aim to improve the daily life of consumers. When it comes to comfort, portable air conditioners are one of the brand’s main products. It produces devices that have the advantage of being quiet compared to other products in the same category available on the market.
The devices she sells are also different from each other. Thus, some devices have small advantages such as the presence of wheels for easy movement. Others have an LED screen or a remote control to better control the operation of the device. Everything is in order to satisfy the greatest number of customers who will not necessarily have the same tastes or the same needs.
DeLonghi also markets other devices that are just as essential in everyday life as coffee machines, irons and kitchen equipment such as robots and microwaves.

Do you want to sell your condo or your house? How to seduce a potential buyer? Beyond the inevitable staging (home staging) recommended by real estate agents, many works, large and small, economical or expensive, will greatly boost the value of your property. It matters in today’s market, where buyers have the big end. Beyond the traditional renovation of the kitchen or the bathroom, several strategic improvements make a real difference! Others are to be avoided, because they bring in little or nothing, despite the money invested. Make a budget by reading our file: 15 tips to increase the value of your home.
A logical budget
All the experts will tell you: your renovation budget must stick to reality.
Expect to spend money. But if you have oversized projects, you will never get your investment back. Above all, you have to judge the extent of the work based on the value of the house and its market price.
For example, if your condo is worth $ 300,000 and your new kitchen cost $ 60,000, the buyer will simply not agree to pay more for all this luxury. Same thing if you remodel the two bathrooms in your house for $ 450,000 at a cost of $ 80,000. “The middle class is not looking for high-end materials and accessories. Quality products purchased from RONA will do the job, “said Nathalie Clément, director of the Via Capitale Plateau Mont-Royal real estate agency.
“Usually, renovations to a kitchen account for about 10% of the sale price of the home. For the bathroom, it’s 5%, ”she adds.
She should not, according to her, get carried away by fashions and bet on classic looks and materials. And avoid spending too much. “The places where there is water are the most expensive to renovate,” she adds.
First for you
When you renovate, you do it above all for yourself. For his own quality of life. Unless you do it specifically to boost the value of a property you plan to sell soon. In the first case, we can afford small follies. Especially if we are going to live there for several decades. In the case of preparation for resale, one must carefully monitor (and limit) one’s budget.
Especially since a good part of the value of your property is set by the market, that is to say the other properties similar to yours in your neighborhood, which are for sale or have been sold recently. “Making investments in an expensive project can lead to an over-improvement of your house in a given market. The investment may not be appreciated at fair value by buyers, “said the Canadian Institute of Appraisers (ICE) in a recent report on the most profitable renovations.
Focus on budget improvements, suggests the ICE. “A coat of paint, modern light fixtures, a small landscaping or gardening project, or the fitting of new door handles can make your home look great,” adds ICE.
Finally, a large landscaping budget will not necessarily result in a crush on a buyer, especially … in winter, when snow covers even the most beautiful flower beds.
Quality and maintenance pay off
Buyers are looking for well maintained properties. And carefully renovated. When buyers multiply the visits, they quickly detect the indices of properties which have been badly or not maintained. Since a majority of them do not want to have costly repairs, with all the contingencies that this entails, they quickly move to another property. And in a buyer’s market like today, it makes a big difference! “Between two identical 50-year-old houses on the same street, buyers will prefer the one that is well maintained,” says Nathalie Clément, director of the real estate agency Via Capitale Plateau Mont-Royal. In a seller’s market, as has been the case for ten years, buyers were less concerned with the condition of a property. They ignored chipped plaster or damaged ceramic. This is no longer the case today. If the gutters, windows, earthworks, roof are clean, there is no sign of water infiltration, the foundations or the joints of the bricks do not crumble, these details will be retained by the building inspector hired by the buyers. They will not have to carry out work that will cost them thousands of dollars. »Keep a record of all important work and its value. And keep contracts, invoices and guarantees, which will be required by the buyers and their building inspector. Do business with recognized renovators, who have a permit from the Régie du bâtiment du Québec. In addition, obtain and keep a building / renovation permit issued by your municipality for each major project, suggests the Canadian Institute of Appraisers (ICE). “It’s a good way to make sure that your renovations comply with the building code,” added the organization. Consult the Renovation section of the Consumer Protection Office website (www.opc.gouv.qc.ca/renovation). Professional look You can choose to do your renovations yourself, but the final look must be professional. Otherwise, do not entrust your work to amateurs. “Buyers will quickly see all the flaws. Remember, they are visiting chain properties. They compare, ”explains Philippe Pothier, broker at ReMax Harmonie. For work, rely on quality materials, such as hardwood instead of floating floors. “The materials bought for sale, it looks cheap. Buyers see it right away. And they too frequent renovation centers, ”adds Philippe Pothier.
The Wow effect!
Why renovate? To create a wow effect! with the potential buyer.
Real estate agents with experience will tell you: as soon as the potential buyer opens the door to your property, they have their idea in less than two minutes.
The renovations must therefore be undertaken with a specific goal: “We have to feel that there is space, light, wherever it counts”, says Nathalie Clément, director of the real estate agency Via Capitale Plateau Mont-Royal.
In other words, your work must result in an intelligent arrangement of space, open and airy rooms. An example: “If there is a heap of boots and hooks overflowing with coats in the entrance, it will be off-putting. Use hidden storage spaces, even in the hall, ”adds Clément.
In fact, smart storage all over the place, especially for condo buyers, but also in suburban homes, will make a huge difference. You have to feel that you have space to live, that the important rooms are ventilated and uncluttered. Storage spaces built into the walls, especially in the main bedrooms or halls, and compartmentalized walk-in closets, are among the most judicious works to carry out in terms of renovation. “People are literally buying your closets,” says
Mrs. Clément. Also get rid of some furniture and trinkets, especially those that are out of fashion: the majority of homes are too busy.
“It is perfectly possible to create a wow effect!” with accessories purchased from RONA, continues Ms. Clément. But we must favor a classic look. And read the renovation or architectural magazines found in hardware stores. Many offer the looks of millionaire homes, but with middle class budgets. They have lots of great ideas for cheap! ”
In a word, you have to create a wow effect! without spending a fortune. “Above all, you have to seduce the buyer, who plans to settle immediately in his new home. Most want to open their boxes the same day they move. They don’t want to plan work, explains Philippe Pothier, broker at ReMax Harmonie, in Rosemont. The more turnkey, the more likely it is to sell quickly. “
Painting pays off
Of all the renovations, painting generates the best value for money. “We don’t paint beautiful walls. But it often makes all the difference when they are tired, comments Philippe Pothier, broker at ReMax Harmonie. The same goes for floors. Sanding and a new coat of varnish on a hardwood floor in good condition will transfigure a property. ”Painting is all the more interesting as one can do the work oneself, provided that they are well done . Amateur cutting is easily spotted. Most people overestimate their talents: hire a professional painter, who will do a better job in record time. Inside, choose very clear neutral colors or tones. White and its derivatives constitute a universal value. And matte paint can flatten or flatten out most of the plaster’s flaws. This is how we deliver brand new properties. Even a coat of paint on the exterior surfaces will make a difference. Especially on brick walls that have already been painted, wooden surfaces, doors or window towers. “Repainting the exterior is essential,” says Nathalie Clément, director of the Via Capitale Plateau Mont-Royal real estate agency. It signals buyers that the property has been carefully maintained. Especially since the exterior walls are subject to the weather. We should not therefore limit ourselves to suitable exterior coatings. They must be attractive and in perfect condition. Including cornices and gutters. ”Red Ms. Clément retains certain cultural traits concerning the red of front doors. “In the UK, that means the house’s mortgage has been fully paid off. It’s a sign of wealth. Among the Chinese, red allows chi, the vital energy of a home, to enter it. Universally, an impeccable front door often reflects a pampered property. A coat of paint all over the house will pay 75% to 100% of the amount invested, according to the Canadian Institute of Evaluators (ICE). Repainting cornices, balconies, fencing, even the facade, pays off depending on the effort and budget. Bathroom and kitchen remain important Everyone says it: renovating the bathroom and the kitchen pays big. It is not cliché. The more sparkling the pieces, the more likely you are to win over the buyer. A bathroom renovation will bring in between 50% and 100% of the amount you invest in it, according to the Canadian Institute of Evaluators (ICE). For cooking, it pays even more: from 75% to 100%. That’s a few hundred or thousands of dollars wisely spent. “It is certain that replacing the roof will be important to the buyer, agrees Philippe Pothier, broker at ReMax Harmonie. But the kitchen or the bathroom are used every day. It is more noticeable. There is no great pleasure in investing $ 12,000 in a new roof. Especially if you plan to live in the property a few years before reselling it. ”Quality materials One fact remains: the work must be done with care, with quality materials, insists Mr. Pothier. If the buyer considers that they will allow use for several years, this is an undeniable advantage. Betting on quality does not mean opting for luxury. “Buying a toilet bowl for $ 800 for a bathroom with renovations of $ 7,000 is a lot. The average buyer is not looking for high-end toilets, “said Nathalie Clément, director of the Via Capitale Plateau Mont-Royal real estate agency. Without falling into the fashion of the day, certain trends are undeniable. If the bathroom is large enough, choose a freestanding bath and install a separate shower. It has become a standard, both for condos and for suburban homes. The appliances chosen must be linked to the value of the property. No need to slam a fortune in a bathtub, toilet or sink to create a wow effect! Except for properties of $ 500,000 and more. In these cases, buyers are betting more on the slightly more expensive extras. Even if some renovations can cost a fortune, for an amount of $ 15,000 to $ 25,000, you will have a modern kitchen with new stainless steel appliances. With a budget of $ 7,000 to $ 10,000, your bathroom has nothing to envy of a spa frequented by movie stars. Otherwise, limit yourself to new granite, Corian or quartz countertops in the kitchen or bathroom, change the sinks, the bathtub, the ceramic tiles, the kitchen backsplash or the cabinets. If your budget is even more limited, just repaint everywhere, replace the tiles and, if possible, the counters and sinks. Sometimes only new studs do the job.
Roofing is essential
It is often said that a house is a roof. It is more than a figure of speech. The roof is a central part of a property. It protects it from water infiltration, which is the number one cause of insurance claims. When you buy a condo or a house, a good building inspector will systematically check the condition of the roof. On the condos side, require proof from the condominium syndicate confirming the date of the last roof repair work. Also ask for a financial statement from the union including, of course, the level of liquidity of the contingency fund. A well-managed condominium will have a report from an engineering firm that establishes the frequency and that financially assesses all major maintenance work on the building, including the repair of the roof. The provident fund must be sufficiently provisioned to cover this work on the date when it must be carried out. According to the Civil Code, the provident fund must represent 5% of the building’s annual operating expenses. A scale clearly insufficient according to all experts, especially for small condos of 10 units or less. For single family homes, new polymer shingle coverage should last 10 to 15 years. For a sheet metal cover, it’s 75 years. But these lifetimes depend on the environment in which the house is located, and on the quality of the work and materials. Periodic maintenance greatly extends the service life. One fact remains: shingles in poor condition, whose corners curl up, or a chipped paint on embossed sheet metal will put buyers off. Ventilation Also make sure that the cornices and soffits are in good condition, that the attic ventilation is sufficient and that the insulation is adequate. When it comes to ventilation, if you notice a significant accumulation of ice on the roof or the multiplication of ice cubes, you have a problem. For insulation, several building inspectors will identify a vapor barrier that is chipped or has holes, the presence of materials to be prohibited, such as asbestos, or poorly insulated areas, such as structural members or ventilation ducts. It is better to see this kind of problem with your own inspector than with that of the buyer! And have the work done before putting the property up for sale. The essential fenestration Light makes all the difference. And buyers love new or recent windows. Are you selling your property? Make sure that all openings to the outside of the property are in perfect condition. And the perfect word is not too strong. “Buyers are watching poorly insulated or in poor condition doors and windows. They especially do not want to go through this kind of work a few months or years after moving, explains Nathalie Clément, director of the real estate agency Via Capitale Plateau Mont-Royal. If your home still proudly displays its original sash windows, made of wood, which have been repainted more than thirty times and which require a lot of muscle to handle, if the gas has given way to a film of humidity or dust more or less opaque in your thermos windows, if the putty is fraying and the wooden frame shows signs of advanced rot, it is more than time to take action. Energy efficiency A carefully installed fenestration will last fifteen years and will improve the energy efficiency of the property. If you are considering replacing your windows, why not opt for widening them? Especially if the property is not new. Windows were more than expensive materials over 50 years ago. The design at the time provided for small openings. Today’s fashion is on big windows and technology is helping to prevent energy loss. Bright spaces make a huge difference to buyers. Especially those of properties in the old districts. “Today, many homeowners are replacing the entire back wall of their floor, door and window, with large glazing. They remove the wall, install a steel beam and place a huge window, which covers the entire opening. This $ 10,000 investment easily adds $ 25,000 to your property. Wow effect! guaranteed, ”says Nathalie Clément. Replacing doors and windows will generally bring back 50% to 75% of the money invested, according to the Canadian Institute of Evaluators (ICE). But, for some properties, it makes the difference between finding a buyer quickly or not. Existential debate around skylights Is the skylight necessary? It all depends on the circumstances. They are hated by several insurers. Many home inspectors fear them. Rumor has it that skylights are not suitable for the harshness of our climates. Skylights or solariums represent investments made at a loss, according to many experts. Even the Canadian Institute of Evaluators (ICE) agrees. We have to qualify a little. In fact, if installed properly, skylights cause no heat loss or water infiltration. The author of these lines installed one on the roof of his dining room several years ago; the house is exposed on a mountainside in the Laurentians. Despite this hostile environment, he never faltered. Quality of Life If you plan to install a skylight, do it first to improve your quality of life or the brightness of a strategic room. Most importantly, buy new and hire an experienced installer, who has been recommended by several customers. Do not hesitate to ask him for the contact details of his clients. They will be very good judges of his work. You don’t install a skylight for nothing. We will carefully choose where it should light. “The effect must be spectacular, the lighting must be magnificent. You shouldn’t expect to recoup your investment, but nowadays people are looking for very bright homes. A skylight adds to the wow effect! ”Explains Nathalie Clément, director of the Via Capitale Plateau Mont-Royal real estate agency. Obviously, if we install a skylight near a neighboring building that is several floors higher than our property, or if it overlooks a very small secondary room, even if it is a bathroom, the game is not worth the candle. On the other hand, above a living room, a dining room or a large kitchen, it is worth considering. If we can afford it. Because the price and installation depend on the size and type of ceiling or roof, as well as the thickness of the attic. In addition, it is often necessary to adapt the insulation and the air circulation between the roof and the ceiling, to avoid the formation of ice patches on the roof. The installation of solariums also involves risks. A solid foundation must be provided, which will be resistant to temperature variations and water infiltration. They could, with frost and thaw, damage the foundation and the solarium. More than a skylight, you get a solarium above all for your own quality of life. It is not an addition that will sell a property, except, perhaps, for houses over $ 500,000.
The pool is for you
Does a pool add value to a home for resale? The answer is no. In fact, it can even hurt!
You buy a pool to have fun and give your family a good quality of life. We don’t do it to add value to a property. A minority of buyers are looking for a house with a swimming pool. A majority are indifferent or downright hostile!
Not all buyers who have young children or for whom happiness depends on a dip after a hard day’s work. Others prefer the bicycle or the cinema.
In addition, owning a swimming pool sometimes results in a substantial increase in the family budget. I recently wrote a column for Le Journal where I estimated the annual cost of maintaining and heating a swimming pool from $ 300 to $ 700, depending on the model, before insurance, purchase financing and gadgets. And you have to maintain your pool almost every day in summer. Enough to repel more than one potential buyer.
The inground pool is worse
However, a distinction must be made between an above ground pool and an inground pool. Most buyers will disregard an above ground pool as they can easily remove it after purchasing the property. All they have to do is plant the lawn and, at worst, adjust the terrace.
With the inground pool, it’s something else. “The bill to remove it can go up to $ 10,000,” said Philippe Pothier, broker at ReMax Harmonie. You can easily sell an above-ground pool or give it to a family member. It’s the same with a spa. “
In addition, one cannot be satisfied with filling an inground pool with soil and sowing lawn. An ever increasing number of municipalities prohibit this practice. And the machinery necessary to remove it will screw up your landscaping up to the street.
Don’t underestimate the power of floors
If your renovation budget plans to redo your floors, don’t hesitate a minute. In the Mad Men series, the apartment of the main character, Don Draper, proudly displays its floors entirely covered with a sparkling white shag carpet. It was the fashion of the 1960s. In 2016, it was a whole different matter! Finished the carpet “Wall-to-wall rugs are absolutely to be avoided,” comments Philippe Pothier, broker at ReMax Harmonie. Buyers are literally running away from them. ”Understandably, they are suspected of being allergens. It is a fact that they harbor many species of mites and that they accumulate dust. And their maintenance is expensive. In addition, people have the impression that wood floors are greener than carpets or other materials. In addition, a hardwood floor, especially maple or bamboo, greatly increases the brightness. If you tear off the existing floor covering and discover old hardwood slats, count yourself lucky! Many buyers are looking for the stamp. That said, entrust the refurbishment work to professionals. Improper sanding, carried out with improper machinery, will damage your floor, and the work will have to be started again. The choice of varnish also depends on the type of wood and … your budget. Laminated floating floor Finally, banish the floating floor of your property. “There should be posters in home improvement centers to warn customers that” buying floating floors lowers the value of your property, “said Philippe Pothier, broker at ReMax Harmonie. For me, the installation of this type of material should be prohibited, even if some floating floors have a very nice appearance. As soon as buyers realize that they are walking on floating floors, they put a cross on your property. It’s like that. Especially since the difference between the price of a floating floor and that of some hardwood species is not huge. We are talking about less than $ 2 per square foot in some cases. That said, wood is not a panacea. Some essences are less harsh than others. A wood floor installer has already shown me the resistance of even dimensioned floor wood by dropping his construction pencil vertically, less than a meter from the ground. He left a mark deeper than the thickness of a loon! A budget of $ 4 to $ 8 per square foot (double for labor) for a hardwood floor will generate a “return” on your investment of approximately 75%, on sale. Which floors to renovate?
Not all floors are created equal. But all of them need a refresh.
Certainly, the floors of the dining room and living room, even those of the bedrooms, are the most “prestigious” of your property. This is where we remove the carpet and lay hardwood.
Some people also love hardwood in the kitchen. But, as with skylights, many buyers fear water damage. It is a matter of perception: in our time, it matters as much as reality.
Vinyl tiles should be avoided to give preference to ceramic in humid places, such as the kitchen, bathroom, laundry room and hall. Here too, you have to be discerning. Because the quality of materials varies greatly. So are their prices.
We will therefore favor classic tones and superior quality in the kitchen, one of the pieces that weighs most heavily on the appreciation of buyers. The same goes for the bathroom. Materials that increase the brightness are essential, especially for small areas. That said, avoid too light or downright white ceramic tiles for kitchen floors. Nobody wants to wash them after each meal! However, go for backsplashes or countertops in bathrooms, which require less maintenance.
For secondary spaces like laundry rooms, ordinary quality but classic looking tiles will do the job.
We may avoid installing hardwood floors in the cellar. But you have to take geography into account. In the suburbs or in certain central districts of big cities, the cellar is popular and constitutes a privileged place of life and an additional room at lower cost. Many suburban families gather there in front of the home theater.
Installing floating floors there may not be the right solution. You have to consider the value of the property. Some laminates, however, will do the job, especially since these products are more moisture resistant than hardwood. But beware of their price, which often comes close to that of hardwood.
So it all depends on your budget: but the cellar is usually no match for the kitchen and bathroom. Which doesn’t mean giving it up. Buyers will consider the condition of all parts of your property before comparing it to others. Ultimately, a very attractive floating floor will prevail over a very damaged cellar floor.
